What water damage restoration covers
Water damage restoration is the full job of dealing with a wet building. That starts with stopping or locating the source and removing standing water. It continues with drying the structure, cleaning and sanitizing, and finishing with repairs to whatever could not be saved.
A small leak under a sink and a ceiling that came down after a failed appliance are very different jobs, but the goal is the same. We want the building dry all the way through, not just dry on the surface.
Common causes and warning signs
The usual sources are failed supply lines, dishwasher and washing machine hoses, water heater leaks, roof leaks during heavy rain, and slow drips inside walls. Some of these announce themselves loudly. Others show up only as a stain, a musty smell, bubbling paint or flooring that has started to cup or lift.
If you see any of those signs, treat them as real. Water that you cannot see is often still moving through framing and insulation.
What to do before we arrive
- Turn off the water at the main valve if the source is still running.
- If water is near outlets, appliances or the electrical panel, stay out and shut off power only if you can reach the panel safely and dry.
- Move small valuables, papers and electronics to a dry room.
- Take photos and video of the damage before anything is moved.
- Do not use a household vacuum on standing water.

How we handle water damage
Our general sequence is described in detail on our process page. For water losses, the key points are these.
We begin by asking what happened and how long the water has been present, then inspect the property and map moisture in floors, walls and ceilings. Extraction comes next, removing standing water. After that we place drying equipment, such as air movers and dehumidifiers, and return to take readings so that equipment is only removed when materials reach their dry targets.
Affected materials that cannot be dried safely, such as saturated insulation or soaked drywall, are removed and replaced. Anything that has been in contact with contaminated water is cleaned and sanitized before repairs begin.
Why drying takes more than a few fans
Wet materials give up moisture slowly, and the water that sits in a wall cavity or under a floor has nowhere to go without help. Drywall, baseboard, subfloor and insulation can all look fine on the surface while holding enough moisture to cause trouble later, including swollen wood, peeling paint, odor and mold.
Professional drying is measured. Moisture readings are taken when equipment goes in and on each return visit, and the numbers tell us whether to move equipment, add more or remove it. The aim is to save as much of the original structure as possible, because replacing less material means less disruption for you and less to rebuild.

Ask how they decide what is removed and what is dried in place. Ask whether they take moisture readings on each visit. Ask how they document the job and who will be your contact.

How long does it take for water damage to turn into a mold problem?
Mold can begin to grow on damp materials in a matter of days, which is why drying starts as early as possible. If materials stay wet, growth becomes much more likely. If you already see or smell mold, the mold remediation service applies.
Can I just use fans and a dehumidifier from the hardware store?
Household equipment may handle a small spill on a hard surface. It usually cannot dry wet subfloor, insulation or wall cavities, and surfaces that feel dry can still hold moisture. We use moisture meters to confirm that the structure is actually dry.
What is the difference between clean water, gray water and black water?
Clean water comes from a supply line or similar source. Gray water carries some contamination, such as washing machine overflow. Black water, such as sewage or river flooding, carries serious contamination. The category changes what can be saved and how it must be cleaned.
Do I need to move out while the work is underway?
It depends on the size of the loss and which rooms are affected. Many households stay in the home during drying, but we will tell you honestly if a room or area is unsafe to use.
