What commercial restoration covers

Commercial losses have the same causes as residential ones, such as burst pipes, sprinkler discharge, roof leaks, fire, storm damage and sewage backup. What changes is the pressure around them. A business has employees, customers, inventory and obligations that do not stop for a flood. Commercial restoration covers emergency stabilization, water removal and drying, fire and smoke cleanup, mold work, contents handling and reconstruction, all done with the operating business in mind.

Why commercial jobs are different

Buildings are bigger and more complex. There may be shared walls, several tenants, long runs of piping, raised floors, commercial kitchens or heating and cooling systems that feed multiple spaces. Decisions often involve more than one person, such as an owner, a property manager, a tenant and more than one insurer. Our team plans to keep those parties informed.

Steps to take if your business has a loss

  • Make sure employees and customers are out of unsafe areas.
  • Shut off water, power or gas to affected areas if you can do it safely.
  • Protect inventory, records and equipment by moving them to a dry, clean spot.
  • Photograph and video the damage before moving anything.
  • Notify your property manager or landlord if you lease.
  • Call your insurer, then call us.

How we handle a commercial loss

We use the same restoration process as for homes, scaled to the building. Our first conversation covers what happened, how large the space is and what the business needs to keep running. During the inspection, we document damage and map moisture across the affected areas.

Stabilization comes next: removing water, protecting the structure and containing damage so it does not spread to areas that are still usable. We then dry the structure, clean and sanitize, and handle odor. When repairs are needed, they can be done as reconstruction, sequenced so that parts of the space can reopen as they are ready.

Keeping the business moving

Not every loss means a full shutdown. A leak in the back storage room may leave the sales floor open, while a fire in a kitchen can close a restaurant for a while. Early on, tell us which areas you must reopen first, which can wait and any hard deadlines such as inspections, deliveries or events. Containment barriers and phased work can sometimes let some areas stay usable while others are repaired.

Security matters too. If doors or windows are damaged, we can arrange emergency board-up so the building is secure, and we coordinate with you on access for staff and vendors.

Property managers and multi-tenant buildings

Losses in apartment buildings, office suites and shopping centers often affect more than one unit. Water from one tenant’s unit can end up in the ceilings of two others. We document each affected space separately, share clear notes with the property manager and keep a record of who needs to be contacted about what.

Documentation that business owners need

Commercial claims often include business interruption considerations, inventory and equipment lists, and reports for landlords. We keep dated photos, moisture logs and a written scope that you can pass along to your insurer, property manager or accountant.

Special concerns in commercial spaces

Some businesses carry extra considerations. Restaurants and food handlers must think about food safety after a loss. Offices have computers, servers and paper records. Retail stores have stock that may be affected by smoke or water. Tell us what is in the space so we can plan the work and protect or move those items.

Insurance

We work with your insurance company and can bill the insurer directly. Commercial policies vary a lot, so check yours for coverage details and notice requirements, and ask your agent when you are not sure. More on the insurance page.

Commercial Restoration FAQs

What types of commercial properties do you work on?

We handle restoration for offices, retail spaces, restaurants, warehouses, multi-unit buildings and similar properties. Tell us about your building and what happened, and we will say whether it is a fit.

Can you work around our business hours?

We will discuss scheduling with you, including work that is noisy or disruptive, and plan the sequence so affected areas can be isolated where practical.

Who should I call first, my insurer or you?

Either order works, and many people call both. The sooner damage is documented and the area is stabilized, the less the loss tends to grow. We can start documenting the damage for your claim.

I am a tenant. Who is responsible for the damage?

That depends on your lease and on what is damaged. Your landlord, property manager and insurers may each have a role. We can document what we find and communicate with the parties involved.

Can you handle both the cleanup and the rebuild?

Yes. We can handle the cleanup and the rebuild, which can help keep the schedule consistent.
